Due diligence and lease support services for a 1,200,000 square feet anchor tenant in a Landlord/Developer building. Meta has very specific requirements that required major modifications to the MEP infrastructure at 50 Hudson Yards. Meta’s program included a kitchen with a hood capacity of 66,000 CFM that required three of the largest precipitators (electrostatic air purification systems) any manufacturer can build. The precipitators were purchased early in the process and installed by the Landlord as part of their lease obligation to Meta. The culinary program also required a 10” gas riser that was coordinated and installed by the Landlord for logistics purposes. Other revisions to building design included the installation of a chiller plant and air handling units, all new low temperature perimeter hot water system, and specific air handling units for make-up air and event spaces throughout the premises.
