Early coordination efforts for an owner-occupied 1, 000,000 square feet New York City headquarters’ building to properly design and mass the building to accommodate Disney’s specific program that includes 28 production studios, two 20,000 square foot data centers, a 1,000-person Place of Assembly space, 34 control rooms, workshops, and a screening theater. As Disney’s primary consulting engineer, we attended weekly meetings with the Developer and their design/construction team to ensure that Disney’s requirements were incorporated into the building’s MEP systems. Modified the building systems including creation of a separate UPS plant for critical loads, a separate chiller plant for low temperature loads, revisions to the dedicated outdoor air system (DOAS) to accommodate higher latent loads, creation of multiple riser allocations for future services, and excavating the building an additional 10 feet to obtain for the required studio heights below grade.
