In 2004, Draft FCB, an advertising company, was expanding and densifying its headquarters located at 100 West 33rd Street. The scope of work included approximately 100,000 SF on the 7th, 8th and 10th floors. The areas with MEP modifications included private offices, high tech conference rooms, open area workstations, intermediate frame rooms, main data center, as well of warming pantry and lunch room.

The existing base buildings HVAC system was modified to satisfy the re-configuration, new supplemental AC units were provided as well. Similar modifications were performed on the electrical system with expansion of the existing 400 kva UPS system circuiting and introduction of new transformers and panels. New services were provided for the warming pantry, lunch room, as well as various bathrooms. The sprinkler system was extensively modified to accommodate new ceilings and layouts.

The project was designed and constructed in a phased manner keeping the company running while personnel were moved from the construction areas to the already completed spaces. This effort required considerable coordination with Draft FCB, GC (Icon Construction), and The Phillips Group (the architect). Draft FCB was completed on time and within budget.
